What is the application process?


Apply online at Eastbrookvillagegreen.com (“Apply Now”) or submit a paper application at the rental office. Applications must include a photo ID and proof of income. We run a credit, criminal, eviction, rental history, and income check (income must be at least 3x rent). Applications take 3–5 business days to process. Once approved, a security deposit is required to secure the unit.

Is there an application fee?

Yes, $50 per applicant.

Is there an Administration fee in addition to the application fee?


No.

Do you allow co-signers?

Co-signers are accepted for students.  Co-signers will not be accepted for low credit scores.

What is the age requirement for applications?

Applicants and co-signers must be 18 years of age.

What lease length options are available?


We offer 12, 9, or 6-month leases.
9 months: +$50/month
6 months: +$75/month
Month-to-month: +$100/month, available only after the initial lease is fulfilled
3-month leases are only available for furnished corporate units.

How much is the security deposit?


The security deposit equals one month’s rent.

Do you charge other move-in fees?


Yes. You’ll pay a pet fee (if applicable) and either full or prorated rent, depending on your move-in date.

How do I pay rent?

Rent can be paid in the rental office by money order, cashier’s check, or personal check. Online payments (e-check/ACH, debit, or credit card) are accepted through the Appfolio tenant portal.

What is your late fee policy?

Rent is late after the 5th of each month. A one-time late fee of 5% of the rent is charged (not daily).
Fees:
$250 non-refundable pet fee for the 1st pet
$100 non-refundable fee for the 2nd pet
$25/month pet rent per pet
$45/month washer/dryer rental at Village Green. Washer/dryer is included at Eastbrook for no additional fee.

Do you have a management company?


No, we are privately owned and not part of a corporate entity.

What utilities are included in rent?

Water, sewer, and internet are included.

How do I set up utilities I’m responsible for?

What amenities are included?


Water, sewer, internet, swimming pools, and in-unit washer/dryer at Eastbrook. On-site management, 24-hour Maintenance. ECU & Greenville City Bus Routes. Free Notary Services. Free parking. Upgraded appliance options. Planned community events.

Do you offer furnished units for students?

We offer basic furnished units for students for an additional fee starting at $225 a month.

Do you have a gym?


No.

Is additional storage space available?

No.

What appliances are included?

Eastbrook: Range, refrigerator, dishwasher, washer/dryer.
Village Green: Range, refrigerator.

Is parking available?

Yes, parking is by permit in the lot. Towing is enforced from 6 PM–7 AM.

Do I pay for parking?

No, there are no additional parking fees.

Where do guests park?

Visitor parking areas are clearly marked throughout the community.

Is there public transportation nearby?

Yes. We are on both the Greenville City Bus and ECU bus routes.

What are your office hours?

Monday through Friday: 8am to 6pm
Saturday: 10am to 4pm.

What is your pet policy?

Cats and dogs are allowed, with a maximum of 2 pets and a 45 lb. weight limit. Some breed restrictions apply.

Are there breed restrictions?

Breed restrictions include but are not limited to (full or mixed breed): Akitas, Boxers, Bull Mastiffs, Bull Terriers or American Staffordshire Terrior, Cane Corso, Chows, Dalmations, Dobermans, Fila Brasileiras, German Shepards, Great Danes, Huskies, Malamutes, Pitt Bulls, Presa Canario’s, Rottweilers, and Wolf Hybrids.


What’s the guest policy?

Guests may not stay more than 3 consecutive nights or more than 2 weeks per year without prior written landlord consent.

What changes can I make to my apartment?


Written consent is required for alterations. Painting is allowed, but walls must be restored to the original color before move-out. Photos and TVs are allowed; wall holes must not exceed the size of a dime.

What’s the neighborhood like?

The community is quiet, well-maintained, and friendly, with residents who value respect, privacy, and a welcoming atmosphere.

Is this a student community?

No, this is conventional housing.

Do you rent by the room or the whole apartment?


We rent the entire apartment under one lease. Roommate matching is not offered.

Do you accept Section 8?


No.

Is renters insurance required?


Yes. Minimum limits: $20,000 personal property and $100,000 personal liability

Do you schedule tours?

Yes. We are also open for walk-in tours, Monday through Friday from 8am to 4:30pm and Saturday from 10am to 4pm.

How do I file maintenance requests?

Submit requests by email, through the online tenant portal, or in person at the office. Emergency maintenance calls are accepted by phone.

What repairs are covered by the lease?

The landlord covers repairs for electrical, plumbing, HVAC, and appliances supplied by the property. Tenants are responsible for damage caused by their actions.

How much notice is required before moving out?


A 30-day written notice is required.

What are the penalties for breaking my lease early?


Must give a 30 day notice and one of the below options:
1. Pay until the lease expires.
2. Pay $300 administrative fee and rent responsible until the unit is re-rented.
3. Pay an upfront buyout fee based on the length of remaining lease term: 
Less than 90 days - 1.5 month's total rent
90 to 179 days - 2 month's total rent
180 days or more: - 3 month's total rent
